The Project
A historic clubhouse renovation project. InspectMind performed a comprehensive plan review across architectural, structural, fire protection, and civil disciplines, identifying level datum conflicts, roof geometry contradictions, egress and occupant load errors, and structural demolition scope ambiguities before permit submission.
Critical Findings (15)
Building Section 3 on sheet A-301 shows the TILLINGHAST/ENTRY level datum at 6 feet (6'), while Building Section 3 on sheet A-302 shows the same datum at 6 inches (6"). Both sections reference each other.
Sheet A-402 Detail 8 (Terrace Dining Room) shows interior dining at grid lines D–G. Sheet A-505 Detail 7 (Enlarged Plan) uses the same grid for the Patio. The same grid lines cannot define both interior and exterior spaces.
A-508 Detail 2 references detail '6/A-605' (EJ-1 Roof to Wall) but graphically shows an HSS member bridging the connection. The expansion joint and rigid structural condition conflict.
The roof demolition plan (SD-101) calls for shoring "PRIOR TO WALL DEMOLITION" and references Detail 1/SD-102. Detail 1 shows the lower portion demolished and upper portion "(E) MASONRY WALL TO REMAIN" but provides no underpinning for the remaining wall.
A-404 Elevation 4 depicts the East wall of the Tillinghast Room as a gable end with a peaked roof. Wall section A-303 Section 6 shows the same wall as an eave with slope running the opposite direction.
A-303 Detail 6 describes the roof structure as existing wood rafters to be sanded and restained. The referenced detail 1/A-507 shows new open web trusses. The same location cannot be both.
Sample High Priority Findings (2 in sample)
The STRUCTURAL GENERAL NOTES on sheet SD-102 fail to indicate the design loads and geotechnical information required by the building code (Floor Live Loads, Roof Live Loads, Snow, Wind, Seismic, Soil Bearing).
Elevation 1 indicates a shed roof sloping to the South (low point). The South Elevation shows no gutters, downspouts, or scuppers at the low point.
