K-12 School 65% CD: 276 Issues Found
A comprehensive 65% construction document review of a K-12 school uncovered 276 issues—including CO2/ventilation conflicts, ACI edition conflicts, sheet reference errors, dimension and finish abbreviation conflicts—before the next phase.
The Project
A K-12 school project at 65% construction documents. InspectMind performed a comprehensive plan review across mechanical, architectural, structural, and civil disciplines, identifying CO2/ventilation conflicts in stage/auditorium spaces, ACI 318 edition conflicts, sheet reference (A-04 vs A-404) errors, dimension and finish abbreviation conflicts, and ceiling/utility legend inconsistencies before the next phase.
Critical Findings (3)
The stage/auditorium CO2 analysis uses the same occupant density and ventilation criteria as a standard classroom. Auditoriums have different occupancy patterns and code requirements.
Structural general notes and details reference multiple ACI 318 editions (2011, 2014, 2019). Only one edition should govern for reinforcing and concrete design.
Code: ACI 318
One discipline or detail references sheet A-04 while another references A-404 for the same plan or area. Sheet numbering is inconsistent.
Sample High Priority Findings (8 in sample)
A critical dimension is shown as 2" in one place and 2'-0" in another, or the notation is ambiguous (e.g., missing feet mark).
One note or spec calls for masonry to be painted (or specifies a paint system); another instructs masonry to remain unpainted or do-not-paint.
The abbreviation 'PF' is used in different contexts meaning 'Paint-Flat' in finish schedules and 'Performance Flooring' (or similar) in floor plans or specs.
The structural plan or schedule specifies an S8x8 (wide-flange) for the canopy bracket while a detail or elevation shows HSS8x8 (tube). Member type and connection differ.
One note or detail requires exhaust duct to extend 'UP TO EF' (or similar); another requires 'TERMINATE OPEN WITH BIRDSCREEN.' Termination method and height conflict.
The utility abbreviations table (or site legend) defines symbols/abbreviations differently than the same abbreviations used in the plan legend, causing ambiguity for site utilities.
Ceiling type tags are shown as numeric in one place (e.g., 1, 2, 3) and alphanumeric in another (e.g., A-1, B-2). The ceiling schedule may not match both systems.
Multiple notes conflict on whether masonry is to receive paint, sealant, or remain natural. Different sheets or specs state opposite requirements.
