The Project
A residential basement addition project submitted for plan review against the 2024 International Building Code. InspectMind analyzed the complete drawing set including architectural, structural, and electrical documents—identifying critical structural deficiencies, missing code-required elements, document coordination errors, and specification conflicts that would have caused construction delays, code violations, and potential structural failures.
Sample Findings
Detail 5 shows a 3 1/2" steel column bearing directly on concrete without a base plate or anchor rods—violating AISC 360 and IBC 2201.5 requirements for proper load distribution and connection.
Sheet A3.1 provides structural details but fails to specify any design loads (live loads, wind, snow, seismic) required by IBC Section 1603.1—plan check will reject without this information.
Stair schematic shows conflicting data: text says "11 EQUAL RISERS" and "13 RUNS", but graphic numbers 17 steps. Applying 11 risers to standard floor height would create 11-12" risers, violating 7 3/4" maximum.
Bonus Room plan places three 6'-0" tall windows in a 6'-0" knee wall. No space remains for top plate, header, and sill plate—making installation impossible.
Foundation plan shows basement, but floor plan only shows attic stairs—no stair descending to basement. A basement without access violates code and creates unusable space.
Floor plan shows 10' kitchen ceiling, but interior elevations show 11'—conflicting dimensions create construction ambiguity and potential conflicts with structural framing and HVAC.
Foundation plan shows unfinished basement exceeding 200 sq. ft. but no EERO in foundation walls. IBC 1031.2 requires EERO for basements—note delegates size/location to field, preventing code compliance verification.
Foundation notes assume 2500 PSF soil bearing capacity while acknowledging no soil information provided. IBC 1806.2 limits presumptive values to 2000/1500 PSF—higher values require geotechnical report.
Electrical notes limit CO detection to gas appliances only, but IBC 915.1.1(3) requires CO detection for attached garages regardless—vehicles produce CO that can enter living spaces.
Note (D) states 'ALL STRUCTURAL DETAILS ARE RESPONSIBILITY OF THE CONTRACTOR'—violating IBC 1603.1 which requires construction documents to show structural details. Designer cannot delegate fundamental design.
