A comprehensive plan review of an educational flex shop and vocational facility uncovered 170 issues—including wall type vs elevation conflicts, missing fire protection, blocked masonry drainage, accessibility errors, and civil/site coordination—before construction.
The Project
An educational flex shop and vocational facility. InspectMind performed a comprehensive plan review across architectural, structural, fire protection, and civil disciplines, identifying wall type vs elevation conflicts, missing fire extinguishers and corridor ratings, blocked masonry cavity drainage, safety glazing and grab bar errors, and site accessible route and sediment control issues before construction.
Critical Findings (14)
The Enlarged Floor Plan assigns Wall Type 'P8' to the partition between Flex Shop 130A and Storage 130C. P8 is defined as composite metal stud/gypsum. The interior elevation shows glazing/storefront in the upper portion.
The drawing depicts "FLEX SHOP" areas (Rooms 130, 130A) classified as Group E or F-1. IBC 906.1 mandates portable fire extinguishers in such occupancies. No locations or mounting details are shown.
The First Floor Plan shows multiple classrooms (Group E). IBC 1020.2 requires corridors to be fire-resistance-rated in educational occupancies. Corridor C200 has no rating symbol or partition tag.
A wall section shows full-height "ALUM STOREFRONT W/ 1" INSUL GLASS" in a CLASSROOM with the bottom edge of the glazing less than 18 inches above the floor. IBC requires safety glazing in such hazardous locations.
Detail 2/A-501 instructs "GROUT CAVITY SOLID FROM FINISH FLOOR TO FOOTING" at the base of the brick veneer wall. The drainage components (weeps at 24" OC and flashing) are shown above the grouted zone, but grouting blocks the cavity and prevents drainage to the weeps.
The Enlarged Floor Plan shows the South wall of Mechatronics Shop 132 with offices. The Interior Elevation for the same wall shows exterior exit doors. Plan and elevation contradict each other.
Sample High Priority Findings (1 in sample)
The North Elevation shows UPPER ROOF at 26'-0" and LOWER ROOF at 16'-0" and references Section 2/A-302. Section 2 on A-302 shows different elevations for the same roofs in the same area.
